Problems underfoot

Sinking floors create uneven surfaces that are a major liability for any business.

In a warehouse, uneven floors damage forklifts, disrupt automated systems, and risk racking stability. In a retail store, office, or residential compound, they create dangerous trip hazards for staff, customers, and residents. We solve the problem from underneath without costly excavation or shutdown.

Symptoms and causes

What are the signs of a sinking commercial floor?

Unstable ground is the primary cause of sinking floors, which leads to noticeable symptoms that can impact safety and productivity.

Cracking or rocking floor slabs

Uneven joints creating trip hazards

Pooling water in low spots on the slab

Damage to forklifts (MHE) or machinery from bumps and vibrations

Racking becoming out-of-plumb (leaning)

Gaps appearing between the floor and skirting boards

What causes concrete floors to sink?

In the UAE, ground conditions can be challenging. Common causes include:

Poor ground compaction during original construction (common in reclaimed land areas).

Soil washout from leaking underground pipes or drainage issues, creating voids.

Loose sandy soils consolidating over time under the weight of the building.

Heavy or vibrating loads from machinery and high-traffic racking aisles.

Our solution: The Geobear slab re-levelling treatment

Our slab re-leveling treatment is an engineered, non-disruptive solution. Instead of ripping out the concrete, we drill small holes (typically 12mm) through the affected slab and inject a specialist geopolymer resin.

This resin expands beneath the slab, first filling any voids and then gently compacting the weak or loose soil. As the expansion continues, it generates a powerful lifting force, precisely re-leveling the slab back to its original position.

The process is monitored in real-time with lasers to ensure accuracy. The material cures in just 15 minutes, meaning the floor can be used almost immediately.

Frequently asked questions

Our process is extremely fast. Most projects are completed in a matter of days, not months. Because the geopolymer material cures in just 15 minutes, floors are often ready for traffic immediately after we finish an area, minimizing operational downtime.

In most cases, no. Our material is injected through small diameter holes drilled directly through the slab. This surgical approach means we can often work around racking, machinery, and furniture, saving you the huge operational cost of emptying your facility.

Yes. Our geopolymer materials are engineered to be incredibly strong and durable. They are specifically designed to compact and strengthen the ground beneath the slab, increasing its load-bearing capacity to easily support heavy-duty operations, including forklift traffic and machine bases.

Our process is exceptionally clean. Unlike traditional concrete work, there is no excavation involved. This makes it ideal for sensitive environments like offices, retail stores, and food production facilities.
