Challenge
A vacant block of flats suffering from subsidence (sinking south side) required stabilisation. The traditional micro-piling solution would have extended the vacancy by several months.
Solution
Geobear's geopolymer injection solution stabilised the foundation in just a few days, allowing internal repairs to be completed far more quickly than planned.
Ahead of schedule for occupancy
Return to occupancy faster, less administrative costs and challenges
A housing association was facing structural issues in a block of flats due to subsidence. Weakened soils beneath a shallow foundation had caused the south side of the building to sink, resulting in visible cracks in the brickwork. The building was already vacant due to an unrelated issue.
The client's initial plan was to use traditional micro-piling to fix the foundation. However, this extensive process would have meant leaving the property vacant for several more months at a time when housing demand is high. This would have resulted in a significant loss of rental income and kept a much-needed property out of circulation, creating administrative and cost challenges.
Geobear's geopolymer stabilisation was chosen as a faster, more efficient alternative. The 6-step process was followed:
The entire process was completed with minimal disruption from a self-contained technical unit, which can operate up to 100 metres from the building.
Geobear's foundation stabilisation was completed in just a few days. This efficiency had a significant positive knock-on effect, allowing other contractors to get in and execute internal repairs much sooner.
As a direct result, the accommodation was fully repaired and ready for occupancy six weeks ahead of the original schedule. This saved the housing association from months of lost rent, reduced administrative burdens, and allowed tenants to be housed far more quickly.
Don't let subsidence keep your properties vacant. Stabilise your assets in days, not months.
