Background

A housing association was facing structural issues in a block of flats due to subsidence. Weakened soils beneath a shallow foundation had caused the south side of the building to sink, resulting in visible cracks in the brickwork. The building was already vacant due to an unrelated issue.

Challenge

The client's initial plan was to use traditional micro-piling to fix the foundation. However, this extensive process would have meant leaving the property vacant for several more months at a time when housing demand is high. This would have resulted in a significant loss of rental income and kept a much-needed property out of circulation, creating administrative and cost challenges.

Solution

Geobear's geopolymer stabilisation was chosen as a faster, more efficient alternative. The 6-step process was followed:

  1. Service exposure: Services near injection points were carefully exposed.
  2. Pre-DCP testing: Initial soil strength was assessed.
  3. Drilling: small diameter holes drilled through the foundations for the injection tubes.
  4. Injection: A multi-component geopolymer resin was injected at various depths.
  5. Monitoring: Laser levels on the exterior walls measured vertical pressure, indicating when the foundation was stable.
  6. Post-DCP testing: Soil strength was re-evaluated to confirm the improvement.

The entire process was completed with minimal disruption from a self-contained technical unit, which can operate up to 100 metres from the building.

Results
