A housing association in the Midlands had a large number of Victorian terraced properties suffering from structural movement due to drying soils and poor drainage. These homes were located on busy, pavement-lined one-way streets, making access for major works extremely difficult.
The traditional solution, mass concrete underpinning, was logistically unworkable. It would require each property to be empty, involving major excavation and "many weeks or even months" of work per home. For a large portfolio, this would take years. Furthermore, the cost of temporarily relocating tenants was in excess of £5k per family. The disruption to the wider community from heavy machinery on busy streets was also a major negative factor.
Geobear was approached to provide a non-disruptive, scalable solution. By working in partnership with the managing agent, a bulk stabilisation programme was created. Geobear's geopolymer injection method was used to stabilise each property in an average of just two days.
The resin was injected beneath the foundations, compacting the soil and filling fissures in the clay to help prevent further structural movement. The entire operation was conducted using a single Geobear van, causing virtually no disruption to the tenants or the community.

The partnered approach allowed the Housing Association to stabilise dozens of properties in a single month. This "greatly reduced the administrative time" and allowed all works to be scheduled "within weeks, rather than... years."
The financial benefits were significant, saving over £5,000 in relocation costs per property, in addition to savings from avoided lost rental income. For tenants, the works provided the assurance of a safe, stable home without the major upheaval of moving out.
