Our customer and his family were renovating their recently purchased home in Costa Mesa, CA when they noticed some problems. When tearing up the existing carpets and flooring they noticed cracking in their floors. Over time, some of the aesthetic repairs the previous owner had put in place (such as patching on walls and paint) began to wear, revealing prevalent interior and exterior wall cracks. When they decided to add to the home, they called in an engineer and a geotechnical study highlighted the root cause of the issue.
A third-part soil investigation revealed settlement along the entire right side of the home. The settlement ranged from 2.0” in the center to 3.0” at the corners. The study showed that expansive clays were present. When these clay soils were combined with inadequate drainage, it resulted in clay shrinkage that caused the home to settle.
He wanted to explore options that would improve the ground, prevent further damage, and require minimal disruption to important features around the home, such as its walkways and lush landscaping.
