Floors restored in sinking guest room

Challenge

A two-story home in Orange, CA developed a sinking guest bedroom floor, with the floor dropping up to 2.8 inches and gaps forming between walls and floors. Geobear found the cause was weak, unstable soil from poor drainage and expansive soils that could no longer support the home’s weight.

Solution

Geobear enlisted a geotechnical engineer and drainage company to assess the property, addressing soil instability and water management. With these studies complete, the team implemented a geopolymer injection plan to effectively densify and stabilize the foundation soils.

Background

This two story home in the City of Orange, CA was experiencing some noticeable issues with their guest bedroom. Two years ago, the homeowners noticed sloping in their guest bedroom floor. Gradually, the problem worsened and separation formed between their walls and the floor.

Challenge

During the inspection, the Geobear team determined the floor had sunk up to 2.8” inches in the center and back portions of the home. It was determined the problem was caused by a mixture of poor drainage and soils that were prone to expansion and contraction. This resulted in weak soil that was no longer able to support the weight of the home, causing it to settle.

Although no lift was promised, we were able to restore soil support back to the home and raise the foundation 1.25 inches without damaging the home. This project was completed in a just a few days and saved thousands of dollars in comparison to other repair solutions.

Solution

As we developed our treatment plan, we brought in a geotechnical engineer and a drainage company to assess the property. The geotechnical engineer conducted a soil investigation to determine the extent of the problem while the drainage company worked with the homeowner to ensure the home would shed water effectively to prevent future problems to the home’s foundation. Once the engineering study and drainage survey were completed, our team was confident that our geopolymer injection solution would provide an effective repair to densify and stabilize the foundation support soils.

Results

Geobear’s geopolymer injection solution is a no-excavation soil repair approach that densifies compromised soils quickly and cost-effectively. The geopolymer strengthens the weak soil, allowing it to be capable of supporting the foundation again.

In the case of this customer’s home, although no lift was promised, we were able to restore soil support back to the home and raise the foundation 1.25 inches without damaging the home. This project was completed in a just a few days and saved thousands of dollars in comparison to other repair solutions.
