Residential ground improvement

Ground improvement for a subsidence affected home

Challenge

Cracking brickwork, damp and foundation movement raised concerns about subsidence, with traditional underpinning appearing costly, disruptive and time-consuming.

Solution

Geobear stabilised the foundations using geopolymer injection, completing the treatment in around half a day with minimal disruption to homeowners.

Background

A homeowner began noticing cracks developing internally and externally, alongside brickwork separating and increasing damp issues. Water was collecting around the property due to changes in external levels, leading the homeowner to suspect that movement within the foundations was contributing to the problem.

The area had experienced numerous cases of subsidence previously, with many neighbouring properties requiring traditional underpinning. Wanting to avoid extensive excavation, weeks of disruption and significant expense, the homeowner began looking for an alternative solution.

Following an initial remote consultation and review of the property's condition, Geobear developed a treatment plan tailored to stabilise the affected elevation while allowing much of the preparation work to be completed in advance by the homeowner. Site investigations identified shallow strip foundations requiring targeted foundation improvement.

Challenge

The property was showing classic symptoms of foundation movement, including:

  • Internal and external cracking
  • Brickwork and pointing beginning to separate
  • Damp caused by water collecting against the building
  • A treatment area containing several buried services, requiring careful exposure before works
  • A desire to avoid traditional underpinning, which had been quoted at tens of thousands of pounds and several weeks of disruption

With many similar properties locally having undergone underpinning, the homeowner wanted a quicker, less disruptive solution that would permanently stabilise the affected foundations.

Solution

Geobear proposed its geopolymer foundation stabilisation solution to improve the bearing capacity of the ground beneath the affected wall.

Prior to installation, sections of paving were removed and underground services exposed to allow safe access to the treatment area. Internal inspection hatches were also prepared to enable monitoring during the works. The approved work order identified external foundation treatment with appropriate enabling works and a three-person installation team.

The treatment involved:

  • Specialist geopolymer injection beneath the affected foundations
  • Treatment delivered through multiple injection locations
  • Injection to multiple vertical depths beneath the foundations
  • Continuous monitoring throughout the installation to ensure controlled ground improvement
  • Completion in approximately half a day with very little disruption to the household

Following completion, the installation was covered by Geobear's transferable 10-year guarantee.

Results

The homeowner avoided the need for extensive excavation and traditional underpinning while achieving rapid foundation stabilisation.

The speed of installation and minimal disruption were particularly valued.

"The guys were there half a day, I think—maybe just over that. And that sorted it. Compared to two or three weeks... I'll take that every time."

Having experienced the process first-hand, the homeowner has recommended Geobear to neighbours experiencing similar issues, highlighting how many people avoid investigating subsidence because of the perceived cost and disruption associated with conventional underpinning.
