Background

The homeowner had recently purchased a two-storey residential property in Co. Limerick and discovered significant subsidence issues. Investigation identified two contributing factors: a historic water leak at the property and poor external drainage.

Over time, these issues had saturated and weakened the ground beneath the foundations, causing structural movement. The customer had already engaged an engineer and explored alternative remediation options, including piled underpinning through another contractor. However, they wanted a less invasive solution that would allow them to move forward with planned renovation works without delay.

Challenge

The primary alternative considered was piled underpinning. While technically viable, this would have required significant excavation, heavy machinery on site and a prolonged programme of works.

This was particularly unappealing to the homeowner, who was preparing to start wider renovation works. A disruptive underpinning project would have delayed those plans and created avoidable inconvenience for both the property owner and neighbouring homes.

The customer’s key decision criterion was non-disruptiveness.

Geobear designed and implemented a ground improvement solution using geopolymer injection technology.

The treatment was delivered through 11 external injection points across three levels of treatment to a depth of 2.1 metres. The geopolymer was injected beneath the foundations to strengthen the weakened soils and create a solid, stabilised base beneath the property.

All injection points were external, meaning there was no disruption to the interior of the home. The works were completed by a two-person technical team in a single day, with no excavation, no spoil removal and no heavy machinery required.

Results

Geobear’s solution enabled the homeowner to resolve the subsidence issue quickly and move forward with their renovation plans.

Compared with piled underpinning, the approach avoided weeks of disruption and removed the need for major excavation around the property. The customer was particularly relieved by how straightforward the process was, having initially expected a much more disruptive project involving heavy plant and extensive groundworks.
